What Does a Villa Deep Clean Actually Include?

A villa deep clean covers everything a routine clean skips: inside appliances, grout, upholstery fibres, AC vents and filters, skirting and cornices, window interiors, and the floor and wall area behind and beneath movable furniture. It is measured in team-hours across the whole property rather than by a fixed weekly slot.

The distinction matters when you are comparing quotes, because “deep cleaning” is used loosely. Use the room-by-room lists below as your scope document. Hand them to the company before booking and ask which items are included, which are extra, and which they do not do at all. Any reputable operator will answer line by line.

Two things are almost always quoted separately, whatever the company: soft furnishings — sofas, mattresses, carpets and curtains, which need hot-water extraction and are priced per item — and exterior window work above ground level, which is a different trade with different access equipment. Assume both are excluded unless the quote says otherwise.

How Should You Prepare Your Villa Before the Team Arrives?

Clear surfaces of personal items, secure valuables and documents, empty the fridge of anything expired, and decide in advance which rooms or items are off-limits. Half an hour of preparation converts time the team would spend moving your belongings into time spent actually cleaning.

Preparation also protects you. Cleaning teams work fast and a deep clean moves furniture, so anything fragile, irreplaceable or sentimental should be put away rather than trusted to someone else's judgement about what looks valuable.

• Clear worktops, side tables and bathroom vanities of personal items
• Put away jewellery, cash, documents and anything fragile or sentimental
• Empty the refrigerator of expired food if inside-fridge cleaning is in scope
• Strip beds if bedding is being laundered, and say so in advance
• Confirm parking and building access, especially in gated communities
• Write down anything off-limits — a home office, a nursery, a specific cabinet

Living and Dining Areas Checklist

Living and dining areas are the largest dust reservoirs in a villa, mostly because of soft furnishings and the volume of horizontal surface. The order matters here: everything works top-down, so ceiling fixtures and AC vents are done before floors, or the floors get dirty twice.

• Dust and wipe all surfaces, shelving, side tables and decorative items
• Clean ceiling fans, light fixtures and pendant lighting
• Vacuum and wipe AC vents and accessible filters
• Clean mirrors, glass tabletops and display cabinet glass
• Vacuum upholstery, including under and behind seat cushions
• Wipe skirting boards, cornices, door frames and switch plates
• Clean window interiors, sills and tracks
• Move furniture to vacuum and mop underneath, then return it to position
• Spot-clean wall marks around high-traffic corners and door handles

Kitchen Checklist

The kitchen is where a deep clean earns its price and where corner-cutting is most obvious. Degreasing is the whole job: cabinet fronts, the extractor and its filter, the wall behind the hob, and the tops of high units all accumulate an airborne film that a routine wipe never removes.

Be specific about appliances. “Cleaning the oven” can mean wiping the door or it can mean removing racks, treating the interior and degreasing the extractor filter. Those are very different amounts of work, and only one of them is a deep clean.

• Degrease cabinet doors, handles and the tops of high units
• Clean inside the oven, including racks and door glass
• Clean inside the microwave, refrigerator and freezer
• Degrease the extractor hood and wash or replace the filter
• Clean the hob, backsplash and the wall area behind it

Bedroom Checklist

Bedrooms look clean and rarely are. Mattresses, wardrobes and the floor area under beds hold most of a villa's dust load, and none of it is visible from the doorway. If anyone in the house has allergies, this is the room where a deep clean makes the most difference.

• Dust and wipe wardrobes, nightstands, headboards and shelving
• Vacuum mattresses on both sides; arrange hot-water extraction separately if needed
• Clean under beds and behind all movable furniture
• Wipe AC vents, ceiling fans and light fittings
• Clean mirrors, wardrobe glass and window interiors
• Wipe skirting boards, door frames and switch plates
• Vacuum or mop floors thoroughly, including wardrobe interiors
• Wipe down wardrobe shelves and rails once emptied, if in scope

Bathroom Checklist

Bathrooms are the clearest test of whether a team actually deep cleaned. Grout, shower screens and the underside of sanitaryware either got steam and a scrub or they did not, and the result is immediately visible.

Limescale is the local complication. UAE water leaves mineral deposit on glass, taps and shower heads quickly, and once it has etched into a screen it is extremely difficult to reverse. Descaling is a routine part of a deep clean here in a way it is not in softer-water countries — and it needs the right acid strength for the surface, which is why marble vanity tops require a different product from the glass a foot away.

• Steam and scrub tile grout on floors and walls
• Descale shower screens, taps, shower heads and drains
• Disinfect the toilet including the base, hinges and the wall behind
• Scrub and disinfect the bath, shower tray and sink
• Polish mirrors, chrome and any glass shelving
• Clean extractor fan covers and vents
• Wipe cabinet interiors and vanity units
• Empty, wash and disinfect bins
• Mop floors with disinfectant, including behind the door and around the pedestal

Majlis, Outdoor and Additional Areas Checklist

Villas carry areas an apartment clean never touches, and these are the ones most often left out of a quote. Majlis seating, staircases, maid's rooms, garages, terraces and pool surrounds all take time, and none of them are implied by the phrase “villa deep cleaning”.

Outdoor areas in particular need to be named explicitly. Terrace and balcony surfaces accumulate dust continuously and often need a pressure wash rather than a mop, which is a different piece of equipment and usually a separate line on the quote.

• Majlis seating vacuumed, and upholstery extraction quoted separately if required
• Staircase treads, risers, railings and balustrade glass
• Maid's room and en-suite cleaned to the same standard as the rest
• Laundry room, including behind and beneath the washing machine
• Storage rooms and built-in cupboards wiped and organised
• Garage swept, with cobwebs and dust removed from corners and shelving
• Terraces, balconies and pool surrounds swept and washed down
• Entrance door, exterior handles and the immediate porch area

What Should You Inspect Before Signing Off?

Inspect the places that are awkward to reach, because those are the ones that get skipped under time pressure. Walk the villa with the supervisor before the team leaves — while equipment is still on site, a missed area is a ten-minute fix rather than a callback.

Take the inspection in the same order every time and it takes about ten minutes for a full villa. The table below is the short version: five checks that between them tell you whether the whole job was done properly.

How Often Should a Villa in Dubai Be Deep Cleaned?

Most villas in Dubai and Sharjah benefit from a full deep clean every three to six months, with the shorter interval applying to households with children, pets, heavy soft furnishings, or a location exposed to construction or open desert. Routine weekly cleaning handles the surface; it does not stop dust accumulating where it cannot reach.

Local conditions drive the frequency more than household habits do. Fine dust is continuous and works into upholstery, curtains and AC systems regardless of how carefully a home is kept. Summer humidity adds a second pressure in bathrooms and behind fixed furniture. A villa that goes a full year without a deep clean is usually not dirty in any visible way — it simply has a dust load in its soft furnishings and vents that no routine clean has ever addressed.

There are also event-driven cleans that sit outside any schedule: moving in or out, the end of construction or renovation work, and preparation for a handover inspection. Each of these is a heavier job than a scheduled deep clean and should be quoted as such.
